Should I sell or buy first?
Should you sell and then buy, or should you buy and then sell? It can be tricky to time a sale and a purchase optimally. However, there are options for overcoming potential timing issues. For example, one common scenario for those downsizing is finding the ideal property before the original home is sold. In this case, you might not have the funds ready to make a quick purchase before another buyer does. In this case, bridging finance could offer the right solution.
Are all the methods of sale still available to sell my property?
If you wish to list your home for sale, you can still access sales by auction, sales by private treaty or sales by expression of interest (EOI).
The main difference is that auctions will now, and for as long as the COVID-19 restrictions are in place, only be available virtually. Your property will be listed for sale on an online real estate auction portal, where the virtual auction will take place when the day comes to sell.

Appraisals can now be done virtually by using video communication apps and software such as FaceTime, Zoom or WhatsApp.

How to enter
How to Enter: Entry to Competition
To enter the Promotion, Eligible Entrants must, during the Promotional Period:
1. Own at least one (1) residential property in Australia; and
1. Book and complete an Appraisal for a residential property they own with an LJ
Hooker Franchisee.
(Qualifying Appraisal Entry)
Each Eligible Entrant who completes a Qualifying Appraisal Entry will be entered into
the Prize Draw for Appraisal Prize.
Each Qualifying Appraisal Entry who, during the Promotional Period, enters into an
Agency Agreement for the same residential property with the same LJ Hooker
Franchisee that conducted the Appraisal will receive a Qualifying Listing Entry and be
entered into the Prize Draw for Listing Prize.
(Qualifying Listing Entry)
Entries Permitted:
Qualifying Appraisal Entries will be limited to one (1) entry for each residential property
owned by an Eligible Entrant. If more than one Appraisal is conducted for the same
residential property, only the first Appraisal will be deemed to be a Qualifying Appraisal
Entry.
Qualifying Listing Entries will be limited to one (1) entry for each residential property
owned by an Eligible Entrant.
Each entry must be submitted in accordance with the entry requirements outlined in
these Terms and Conditions.
Prize Description
There will be two (2) prizes drawn:
1 x Appraisal Prize of $15,000.00; and
1 x Listing Prize of $15,000.00
The Appraisal Prize and Listing Prize will be referred to as a 'Prize' and the winner of
each Prize will be referred to as a 'Prize Winner'.
Prize Draw:
A random electronic draw of all Qualifying Entries will take place at L 29, 85 Castlereagh
Street, Sydney NSW 2000 at 1:00pm AEDT on Friday 13th December 2024, and;
• one (1) Qualifying Appraisal Entry will be drawn from all Qualifying Appraisal
Entries in Australia for the Appraisal Prize; and
• one (1) Qualifying Listing Entry will be drawn from all Qualifying Listing Entries in
Australia for the Listing Prize.
The draw will be conducted by the Promoter and will be entirely random.
Unclaimed Prize Draw:
If the Prize is not claimed by the winner of the Prize Draw in accordance with the Terms
and Conditions, an unclaimed prize draw will be held on 13th January 2025 at the same
time and place as the original Prize Draw. All Qualifying Entries (except the Qualifying
Entry drawn in the Prize Draw) will be entered in the unclaimed prize draw and one (1)
Qualifying Entry will be randomly drawn.
Winner Notification and Claiming the Prize:
If the Prize is not claimed by the winner of the Prize Draw in accordance with the Terms
and Conditions, an unclaimed prize draw will be held on 13th January 2025 at the same
time and place as the original Prize Draw. All Qualifying Entries (except the Qualifying
Entry drawn in the Prize Draw) will be entered in the unclaimed prize draw and one (1)
Qualifying Entry will be randomly drawn.
Winner Notification and Claiming the Prize:
The Promoter will, within 2 business days of the Prize Draw, notify the winner of the
Prize Draw in writing by email via the email address provided as part of the Qualifying
Entry. The winner of the Prize Draw must claim the Prize within 14 days of being notified,
by confirming their acceptance of the Prize to the Promoter in writing
to marketing@ljhooker.com
The Promoter will provide the Prize to the winner via electronic funds transfer into a
bank account nominated by the winner in writing and additionally confirmed over the
phone to ensure accuracy. The Promoter will use its best endeavours to transfer the
funds within 28 days of receiving the details of the winner’s nominated bank account.
If the winner of the Prize Draw fails to claim the Prize in accordance with the above, the
winner will be taken to have forfeited the Prize and the Promoter will then offer the Prize
to the winner of the Unclaimed Prize Draw.
The Promoter will notify the winner of the Unclaimed Prize Draw in writing by email, via
the email address provided as part of the Qualifying Entry. The winner of the Unclaimed
Prize Draw must claim the Prize within 4 days of being notified by confirming
acceptance of the Prize to the Promoter in writing to marketing@ljhooker.com
Publication of Winners:
The name (surname and initial of fist name) and postcode and/or State/Territory of
residence of the Prize Winner will be published on www.ljhooker.com.au within 2
business days of the Prize Draw and/or Unclaimed Prize Draw.
Privacy Policy
PRIVACY
1. a) Entrants' personal information will be collected by the Promoter. Personal
information will be stored on the Promoter's database.
2. b) The Promoter may use this information for future marketing purposes
regarding its products, including contacting the entrant electronically. The
Promoter is bound by the Australian Privacy Principles in accordance with the
Privacy Act 1988 (Cth) and its privacy policy which is located at
http://www.ljhooker.com.au/privacy-policy. The Promoter's privacy policy
contains information about how the entrant may access, update and seek
correction of the personal information the Promoter holds about them and how
the entrant may complain about any potential breach by the Promoter of the
Australian Privacy Principles or any other Australian privacy laws and how such
complaints will be dealt with. The Promoter collects personal information about
entrants to enable them to participate in this Promotion and may disclose the
entrants' personal information to third parties including its contractors and
agents, prize suppliers and service providers to assist in conducting this
Promotion and to the State and Territory lottery departments as required under
the relevant lottery legislation. If the entrant does not provide their personal
information as requested, they may be ineligible to enter or claim a prize in the
Promotion. The Promoter may transfer entrants' personal information to
countries specified in the Promoter’s privacy policy. Entrants acknowledge that
the Promoter cannot guarantee that any overseas recipient will not breach the
Australian Privacy Principles. By entering this promotion, entrants consent to
overseas transfer on these terms and agree that the Promoter is not liable for
any such breach. See the Promoter’s privacy policy for a list of countries where
personal information may be disclosed.
3. c) For the purposes of public statements and advertisements, the Promoter may
only publish the winner's surname, initial and State/Territory or postcode of
residence.
DISPUTES
1. a) If there is any dispute to whom an entry for a property appraisal/bonus entry
for a property listing is awarded or any other matter, the Promoter’s decision will
be final and binding.
2. b) If there is a dispute as to the identity of an entrant or winner, the Promoter
reserves the right, in its sole discretion, to determine the identity of the entrant
or winner.
3. c) The Promoter reserves the right to disqualify entries in the event of noncompliance with these Conditions of Entry. In the event that there is a dispute
concerning the conduct of the Promotion, the decision of the Promoter is final
and binding on each entrant and no correspondence will be entered into.
GENERAL
1. a) The entrant agrees and acknowledges that they have read these Conditions of
Entry and that entry into the Promotion is deemed to be acceptance of these
Conditions of Entry (and Schedule). Any capitalised terms used in these
Conditions of Entry have the meaning given in the Conditions of Entry, unless
stated otherwise.
2. b) The Promotion commences on the Start Date and ends on the End Date
("Promotional Period"). Entries are deemed to be received at the time of receipt
by the Promoter and not at the time of transmission or deposit by the entrant.
Records of the Promoter and its agencies are final and conclusive as to the time
of receipt.
3. c) Valid and eligible entries will be accepted during the Promotional Period.
4. d) All appraisals are to be conducted in a physical or virtual manner. Some may
be required to be completed virtually due to COV-19 within the Promotion
Period.
5. e) LJ Hooker Limited reserves the right to request for further proof of ownership
of the property prior to conducting the appraisal.
6. f) All information detailing how to enter this competition forms part of these
terms and conditions. By submitting an entry form, you will be taken to accept
the terms and conditions of this competition.
7. g) All entrants indemnity and release LJ Hooker Limited from any liability, cost,
claim, damage, loss or expense arising out of, or in connection with, entry into
this competition.
8. h) It is a condition of accepting the prize that the winner and their guest for the
prize may be required to sign a legal release as determined by the Promoter in its
absolute discretion, prior to receiving the prize. If the winner’s guest for the trip
prize is under the age of 18, a nominated parent/legal guardian of the guest will
be required to sign the release on their behalf.
9. i) Any guarantee or warranty given is in addition to any relevant statutory
guarantees and warranties and nothing in these Conditions of Entry restricts,
excludes or modifies or purports to restrict, exclude or modify any statutory
consumer rights under any applicable law including the Competition and
Consumer Act 2010 (Cth).
10. j) If for any reason any aspect of this Promotion is not capable of running as
planned, including by reason of computer virus, communications network
failure, bugs, tampering, unauthorised intervention, fraud, technical failure or
any cause beyond the control of the Promoter, the Promoter may in its sole
discretion cancel, terminate, modify suspend the Promotion and invalidate any
affected entries, or suspend or modify a prize, subject to State or Territory
regulation without further notice to the entrants.
11. k) The Promoter and its associated agencies and companies will not be liable for
any loss (including, without limitation, indirect, special or consequential loss or
loss of profits), expense, damage, personal injury or death which is suffered or
sustained (whether or not arising from any person's negligence or wilful
misconduct) in connection with this Promotion or accepting or using any prize
(or recommendation), except for any liability which cannot be excluded by law
(in which case that liability is limited to the minimum allowable by law).
